- The goal
of The Preserve at Lindsey Island is to protect the ecology
and preserve the current ambiance of the area as much as possible,
while offering relatively large single-family home lots.
- The total
acreage for the development is about 92 acres, with only about
8 of those acres having available lots. There will be a total
of only 20 single-family lots in the whole development. The
remaining acreage will be held in conservation easement.
- There
will be 7 new Gulf front lots located to the north of the home
presently built on Lindsey Island (indicated by the white square
on the site plan brochure). There are 3 previously-platted Gulf
front lots to the south of the current home. Consequently, there
will be only a total of 11 residences on Lindsey Island.
- The 7
new lots will be 110 feet on the Gulf, and about 100 feet deep,
with the lot line extending into the canal located behind Lindsey
Island. The price on these lots is $590,000.
- The canal
behind the lots will be maintenance-dredged so that it will
keep about 18" of water in it even at low tide. Boat docks
will be allowed to be built by permit from the County (which
also includes approval by the Suwannee River Water Management
District, the Department of Environmental Protection and the
Corps of Engineers); however, Gulf access will be tidal, with
ingress and egress possible during most tides, except low tide.
- The remaining
13 lots will be marsh front/Gulf view, ranging in size from
1/4 to 3/4 of an acre. As shown on the site plan brochure, access
will be from Beach Road. These lots will range in price from
$225,000 to $325,000, depending on size and location.
- A dock
will be constructed in the canal leading up to the middle island
(shown just east of Lindsey Island on the brochure) for the
use of the marsh front property owners. A golf cart will accompany
the sale of each marsh front lot for the purpose of accessing
the boat dock.
- Other
than the community boat dock, there will be no other development
on the middle, 2-acre island. It will be left in a natural state
for the enjoyment of the property owners of The Preserve at
Lindsey Island. This island will provide an excellent place
for nature walks, bird-watching and walking dogs.
- Although
the road will be paved onto Lindsey Island, it will only be
wide enough for one-way traffic, so there will be no more filling
of the marsh than what has already taken place.
- In order
to enhance the hydration of the marsh and the flow of the canal
behind Lindsey Island, there will be several extra culverts
placed under the road and also connecting the canal on the north
and south end of the island.
- Both Community
water and sewer will be available.
- There
will be a Homeowner's Association required, primarily for the
purpose of the up-keep of drainage areas and roads. A copy of
the Deed Restrictions will be provided to potential buyers as
soon as they are completed, but before closing.
- The Gulf
and surrounding marsh at The Preserve at Lindsey Island afford
countless opportunities for the observation of our local bird
population, including everything from Blue Herons, Snowy Egrets,
Ospreys, Hawks and Eagles to Hummingbirds.
- Year-round
fishing, boating, kayaking and seasonal scalloping, not to mention
the outstanding sunsets, round out the natural offerings of
the area.
